Employment Type: Initial six-month fixed-term contract, including a six-month probation period. Subject to satisfactory performance and organisational requirements, the position may be offered as a permanent part-time role (20–25 hours per week).

Indigenous Tasmanians Aboriginal Corporation (ITAC) is an Aboriginal Community Controlled Organisation (ACCO) dedicated to serving the community, protecting culture, and providing housing that supports the wellbeing of Aboriginal people in Tasmania/Lutruwita. Our mission is to provide affordable housing as an enduring foundation for health and culture while creating pathways to home ownership and financial independence.
Role Purpose
ITAC is seeking a dedicated Property Manager. This newly created role is critical to our Strategic Plan 2026–2029, taking over daily property and tenancy management to free the CEO’s capacity for strategic leadership and major growth projects.
Key Responsibilities
Strategic Asset Management:
Support the 10-year housing renewal plan, replacing aging dwellings with modern, energy-efficient homes.
Monitor housing stock age profiles to achieve a target average age of less than 20 years.
Manage a lifecycle costing and disposal framework to guide sustainable investment and disposal decisions.
Operational Tenancy Management:
Manage the full occupancy lifecycle, including marketing vacancies, processing applications, and qualifying/placing new tenants.
Negotiate, prepare, and enforce residential leases in compliance with Tasmanian law.
Conduct regular property inspections (incoming, outgoing, and routine).
Staff Supervision and Support
Supervise trainees and housing/admin staff (if applicable)
Provide guidance, mentoring, and performance support
Support training and development of staff (including Financial Trainee role).
Financial & Maintenance Oversight:
Establish appropriate rental rates through market research and manage timely rent collection to minimize arrears.
Prepare annual property budgets and weekly/monthly financial reports for the management team.
Coordinate cost-effective repairs and implement preventative maintenance programs.
Selection Criteria
Essential:
Cultural Competence: Demonstrated experience or a strong willingness to work respectfully within Aboriginal community protocols and maintain a culturally safe environment.
Professional Experience: Proven experience in delivering social or community housing programs or property management.
Legislative Knowledge: Working knowledge of local, state, and federal legislation, including landlord-tenant laws and fair housing regulations.
Financial Proficiency: Strong understanding of financial and accounting principles, budgets, and contracts.
Technical Skills: Proficiency in MS Office and industry-specific property management software.
Formal certification: in Property Management from a recognised professional association.
Mandatory Requirements:
Satisfactory National Police Check.
Current Working with Vulnerable People (WWVP) registration.
Current Tasmanian Driver's License.
Desirable:
A bachelor’s degree in real estate, Finance, Business Administration, or a related field.
